We offer real estate services including property discovery, listing information, consultations, scheduling viewings, marketing communications (email/WhatsApp), and facilitation of transactions with professional partners (lenders, legal advisors, etc.).

You must be at least 18 years old and capable of forming a legally binding contract to use our services.
3) Your Responsibilities
- Provide accurate, current, and complete information.
- Use the site and communications lawfully, without infringing rights or engaging in fraud or misuse (including unauthorized scraping or automated data collection).
- Respect appointment times, property rules, and applicable local laws and regulations.
4) Communications & Consent
By providing your contact details and opting in, you agree to receive property alerts and expert advice via email and/or WhatsApp. You can opt out at any time as described in the Privacy Policy.
5) No Agency/Guarantee of Outcome
We strive to provide accurate listings and market information but do not guarantee property availability, pricing, suitability, or transaction outcomes. All decisions and negotiations remain your responsibility, with appropriate professional advice.
6) Fees & Payments
Where applicable (e.g., brokerage commissions, consulting fees), fees will be disclosed in writing before you engage us. You agree to pay all amounts due per the agreed terms. Late payments may incur charges as permitted by law.
7) Content & Intellectual Property
All content, logos, designs, text, images, and data on our website and communications are owned or licensed by iPan Realty and protected by applicable law. You may not copy, reproduce, distribute, modify, or create derivative works without prior written consent.
8) Third-Party Services & Links
We may integrate or link to third-party tools or sites. We are not responsible for their content, availability, or policies. Your use of third-party services may be subject to their terms.
9) Privacy
Your use of our services is also governed by our Privacy Policy. Please review it to understand how we collect and use personal data.
10) Disclaimers
Services are provided on an “as is” and “as available” basis. To the maximum extent permitted by law, we disclaim all warranties (express or implied), including merchantability, fitness for a particular purpose, and non-infringement. Market data and listings may change without notice.
11) Limitation of Liability
To the maximum extent permitted by law, iPan Realty will not be liable for indirect, incidental, special, consequential, or punitive damages, lost profits, or data loss arising from your use of the services. Our aggregate liability for direct damages will not exceed the amount you paid to us for the service giving rise to the claim in the 6 months preceding the claim (if any).
12) Indemnification
You agree to indemnify and hold harmless iPan Realty, its directors, employees, and agents from any claims, losses, liabilities, and expenses (including reasonable legal fees) arising from your misuse of the services, violation of these Terms, or infringement of third-party rights.
13) Suspension & Termination
We may suspend or terminate your access with or without notice if we believe you violated these Terms, engaged in unlawful activity, or pose a risk to other users or our operations.
14) Governing Law & Dispute Resolution
These Terms are governed by the laws of India and the State of Tamil Nadu. Courts in Chennai shall have exclusive jurisdiction over disputes, subject to any mandatory arbitration/conciliation provisions agreed in writing between parties for specific transactions.
15) Changes to the Terms
We may update these Terms from time to time. Continued use after changes indicates acceptance of the updated Terms. We will post the revised Terms with a new “Last Updated” date.
